Net Operating Income
Net Operating Income (NOI) is the fundamental measure of a commercial property’s profitability, calculated as total operating revenue minus operating expenses, before debt service and taxes.
NOI = Effective Gross Income (EGI) - Total Operating Expenses (OpEx)Capitalization Rate
Capitalization Rate (Cap Rate) measures the unleveraged rate of return expected on a commercial real estate property, expressed as Net Operating Income (NOI) divided by current market value or purchase price.
Cap Rate (%) = [ Net Operating Income (NOI) / Purchase Price or Market Value ] × 100Debt Service Coverage Ratio
Debt Service Coverage Ratio (DSCR) measures the ability of a commercial property’s Net Operating Income (NOI) to comfortably cover its required annual mortgage debt service.
DSCR = Net Operating Income (NOI) / Annual Debt ServiceBreak-Even Ratio
Break-Even Ratio (BER) measures the percentage of Gross Potential Income (GPI) required to pay all operating expenses and debt service, revealing property financial vulnerability.
BER (%) = [ ( Operating Expenses + Annual Debt Service ) / Gross Potential Income (GPI) ] × 100Break-Even Occupancy
Break-Even Occupancy (BEO) is the minimum occupancy rate a commercial real estate property must maintain in order to generate sufficient revenue to pay all operating expenses and debt service.
BEO (%) = [ ( Operating Expenses + Annual Debt Service ) / Gross Potential Rent ] × 100Internal Rate of Return
Internal Rate of Return (IRR) is the annualized rate of return earned on each dollar invested in a commercial real estate property over an entire multi-year holding period, accounting for the time value of money.
0 = NPV = Σ [ CFt / (1 + IRR)^t ] (Discount rate where Net Present Value of all cash flows equals zero)Gross Rent Multiplier
Gross Rent Multiplier (GRM) is a rapid screening ratio that compares property purchase price to its annual gross potential rental income, calculated as Price divided by Gross Annual Rent.
GRM = Purchase Price / Annual Gross Potential RentNeed All These Core Metrics Calculated Together?
